July 30 Update

Our team is now working overtime to achieve handover dates of all units between Sep 30 through Oct 31, 2021. As we all know, the global pandemic significantly slowed down commercial activity in every country, starting in early 2020. Now that business has resumed to a large degree there are still significant delays in the international supply chain due to backlogs of orders. Additionally, in Barbados our economy has experienced delays besides pandemic lockdowns due to volcano ashfall and a Cat.1 hurricane.

For our buyers and those considering buying a unit we’re pleased to share with you the following details of major groups of tasks to be achieved to meet our timeline:

  • Internal finishes: ongoing by our team and our subcontractors, including installation of bedroom, living room and kitchen cabinetry and quartz counter tops/ air conditioning/ solar hot water roof systems/ plumbing final connections.
  • Our carparks: scheduled for early September 2021.
  • Electricity: we’ve requested Barbados Light & Power to install the main transformers which connect us to their grid. Once this is done, we will complete our internal connections, then the BL&P will install each unit’s meter after the owner signs up for service.
  • Water: we’ve asked Barbados Water Authority to do the necessary roadworks to connect us to their mains. Then each owner can apply to BWA for their individual meter.
  • Fibre-optic cables: we have requested FLOW to complete their connections to each unit so that owners can sign up for the desired services – telephone/ sat. TV/ internet

Legal & compliance:

  • Legal Documentation: Copies of the recorded Condominium Declaration and Draft Conveyances will be forwarded to the purchasers’ attorneys by the end of August in order to facilitate the perusal and return of the approved conveyances for engrossment and execution.
  • Town & Country Planning: Process is underway. The Certificate of Compliance will be granted when the roadworks, utilities connections and Fire Dept and Health Dept inspections are completed and will be recorded with the Land Registry at that time.
